Board Issues Common Area Parking Reminder

 The Avocado Estates Board of Directors would like to remind Residents that the Rules regarding guest parking are that Residents are not permitted to park in the Common Area at any time without prior Board approval.

Any Resident who continues to park in the Common Area without approval from the Board of Directors will be towed at the vehicle owner’s expense!

Stored vehicles are also not permitted in the common area.  If you have an extenuating circumstance, please contact management so you may present your parking request to the Board.

Pool Update:  Signups Start at 10:00 AM on Thursdays

 The Avocado Estates Pool Committee has issued the following Pool Update:

We want to allow more time slots for residents on the weekends.  Starting this weekend on Saturdays and Sundays we will be switching to 2-hour timeslots with 2 spots.  1 family per time slot and each signup may be up to 10 people (including the host - Residents and family only). The hours for Monday-Friday will remain the same.

New Rules:

  • NO neighbor signups.  You may only sign yourself up for a time slot.  No exceptions.  This allows all residents the ability to signup in the first 48 hours before the second timeslot is available for residents.
  • The resident written on the timeslot MUST be present.  No more signing up your neighbor with them not planning to attend so that one family can have extended use.  No exceptions.
  • When you signup for a timeslot PLEASE plan on using it.  If you are unable to use it, then please go up and cross out your name at least 3 hours before your timeslot.  (Remember you are 1 of 101 homes.  Please think of others that may want that spot if you can’t use it.)

Rules still in place:

  • The SPA is CLOSED. No use of any kind is permitted.
  • Please clean up before and after your use.
  • Only 1 time slot allowed for signups on Thursday.  A second spot can be signed up for on Saturday morning at 10:00 AM.  Any day you may show up and if there is an open spot you may have it.  ONLY 1 SPOT PER FAMILY PER DAY.

FOLLOWING ALL RULES AND SIGNS IS PARAMOUNT TO KEEPING OUR COMMUNITY SAFE AND OUR POOL OPEN. FINES AND/OR RESTRICTION OF POOL USE WILL OCCUR IF YOU ARE FOUND TO NOT BE ADHEREING TO GUIDELINES.

The Avocado Estates Board of Directors has just released the Notice of Candidates for our Annual Meeting and Election of Directors, which will be held on Saturday, October 17, 2020 at 10:00 AM.  Take a look!

Improvements to Pool Signup Rules

  The Avocado Estates Pool Committee has been closely monitoring pool use and has noted that as of last week we still have many vacant spots in the signups.

As a result, the Committee has now made further improvements to the Pool Signup Rules, which you can read below.  Enjoy!

Spa Open & Pool Signup Rules Updated

  Thank you all for a great first week back enjoying our pool! The Spa has been fixed and is now open for use.

With lots of vacant spots last week, the Pool Committee has made new changes to the signup procedure.  Check out the attached Pool Update for details!

Signup Today to Use Our Pool Area

  The Avocado Estates Pool Area is opening tomorrow, Friday, June 12, 2020 in a limited capacity!

The procedures for Pool Area use are as follows:

  1. The signup sheet will be posted at the pool door at 10:00 AM Thursday, June 11, 2020 (Please bring your own pen)
  2. Normal operating hours of 8:00 AM to 10:00 PM will be available for signups
  3. 8:00 AM to 9:00 AM slots are reserved for lap swimming only
  4. Each home may sign up for one 1-hour time slot in a 7-day period
  5. Only HOA residents allowed at this time - No outsiders please
  6. Each family can invite up to 1 additional HOA family to join during their time slot
  7. The 1-hour time slot is 15 minutes of cleaning upon arrival and again upon exit, and 45 minutes of swim time
  8. Each family using the pool will be required to wipe down areas they used
  9. We expect to be able to modify these limitations over time
  10. Please follow all additional rules, posted signs and guidelines listed onsite to maintain safety for our community

Our Annual Meeting was held on October 5, 2019 for the purpose of electing four (4) members to the Board of Directors for a term of two (2) years.

The first details how and when Special Assessment refund checks will be distributed.  The second is a Roads Update describing the upcoming curbside plant clearing by Green Horizons and the curb overlay work by Eagle Paving.

Reminder: Asphalt Overlay Starts Monday

  The Avocado Estates Board of Directors has issued the following Roads Update to remind residents about the asphalt overlay work which is set to begin this Monday, December 10th.

There are curb clearing requirements and changes to traffic flow, so please take a look!

Board Issues Holiday Security Reminder

  The Avocado Estates Board of Directors would like to wish all of the Association’s residents a happy - and safe - Holiday Season.

To that end the Board would like to remind all residents to be on the lookout for any suspicious behavior throughout the upcoming season.  Law enforcement cannot overcome crime without the support of citizens individually and as a community.

To help avoid becoming a victim of theft and protect the common area from potential vandalism, we have listed a few helpful safety tips:

  • Secure all windows and doors no matter how long you will be gone
  • Shut garage doors and when possible park cars inside the garage
  • Take all personal property out of cars and ensure your vehicle is locked
  • Trim landscaping to allow visibility around your house and prevent hiding
  • Consider what can be seen through windows like gifts under a holiday tree, laptops, cameras or other valuables
  • Light houses inside and out using timers or sensors to give the appearance that someone is home
  • Lock-up valuables like laptops and jewelry
  • Have packages delivered to an occupied house or business, or pick them up when out of town
  • Tell trusted neighbors you will be out of town so they can watch your house
  • If you are the last person in the pool area, please lock the dead bolts at the pool restrooms
  • Report abandoned vehicles to management

If you witness any suspicious behavior or notice someone that doesn’t belong at our community, please report it immediately to the County Sheriff’s Department at 619-441-4564 or dial 911 in case of an emergency.

Roads Update:  $1000 Refund, Curb Clearing & Asphalt Overlay

  On this Thanksgiving eve the Avocado Estates Board of Directors has issued a Roads Update detailing something for which homeowners will no doubt be grateful, namely a $1000 refund of their special assessment.

The Roads Update also contains important instructions for preparing your curbs for the upcoming asphalt overlay, so please take a look!

  Wondering what roads will be closed when?  How trash pickup will be affected?  Or when road resurfacing, sealing, or curb replacement will occur?

Roads Project Start Date, Timeline, and Contact Info

  Thank you for your patience in the coming weeks as we embark on the long-awaited road repaving project at Avocado Estates.  After evaluating the roads reserves and acquiring additional money through the special assessment, we have determined it is appropriate to begin the project on 10/1/18.

The project will last approximately 3 weeks and additional impact to your immediate street will be communicated directly to you through Eagle Paving. The contact information for the site superintendent, as well as a general timeline is available on the attached flyer from Eagle Paving.

Should you have any concerns that cannot be answered by the on-site superintendent during the project, please contact Curtis Management.

Finally, if you have yet to pay your special assessment please do so by 10/18/18 to ensure the project is funded appropriately.

REMINDER:  Annual Garage Sale set for Saturday, July 14th!

Then get ready for the annual Avocado Estates Neighborhood Garage Sale, which is scheduled for Saturday, July 14th, at 8:00 AM!

This event will be advertised in the San Diego UT and on Craigslist, and will include signage at the gates, on Jamacha and at Avocado Summit.

There will also be balloons to tie to your mailbox, as shoppers will be asked to "follow the yellow balloons" to easily find sellers.

Got Trash?   5 Quick Tips for Your Free Bulky Item Pickup

  Did you know that Waste Management (WM) will remove bulky items for you for free?  Here are 5 quick tips for making it happen.

, WM will perform one bulky pickup per year of at most 3 items – absolutely free!  Subsequent pickups currently cost $50 for the first item and $20 for additional items, up to a maximum of 6 items per pickup.  Prepayment is required.

Note that these terms are DIFFERENT from the regular residential terms listed on the WM website, because we're an HOA.

, make sure that WM will take your items, and perform any special handling required.  Check out this WM Bulky Pickups flier for details.

, contact WM at least 48 business hours in advance – to make sure they can schedule your bulky pickup when you want it – and give them our bulky item account number, 232-56712.

, bulky pickup requests can be made via WM's website form.  Typically you'll receive three emails, with the final email confirming when your driver will be there.  You'll want to make sure you respond to the emails as requested, and wait to put out your items until you get that final confirmation email.

and finally, requests can also be made by calling (619) 596-5100 and navigating the WM phone menu.  Whereas WM's website form is definitely more convenient, contacting WM by phone is recommended if you want your pickup sooner.

Join Us for Christmas Caroling on Sunday, Dec. 10th

  Join us for an evening of Family Christmas Caroling on Sunday, Dec. 10th from 6:00-7:30 PM.  Caroling will commence at the Crowley's driveway at 1729 The Woods Drive.  Wear an Ugly Christmas Sweater if you are so inclined!

In year’s past, the carolers have knocked on doors and sang on the porch.  Problem with that is that we don’t get to very many homes.

This year, we’re going to try something new.  We’re going to slowly walk up and down the streets singing our songs of holiday cheer.

Don’t worry if you don’t know the words, we’ll provide written sheets with lyrics.  Just bring a flashlight so you can see the paper!

Board Releases Roads Project Update

  The Avocado Estates Board of Directors has released a Roads Update which includes details of the Nov. 8th "bid walk" with five asphalt companies as well as the work Green Horizons Landscaping will do to address trees whose roots imperil our roads.

The update also discusses the upcoming roads meeting, which is still tentatively scheduled for Saturday, December 16th at 9:00 AM but may be rescheduled to January if the bids do not arrive in time.

Board Publishes Agenda for Nov. 6th Meeting

Ghostly Greetings!  Trunk-or-Treat Set for Oct. 29th

  Our franken-tastic neighborhood is gearing up for our 3rd annual Trunk-or-Treat event for our little ghosts & goblins, to be held Sunday, Oct. 29th from 4:00-6:00 PM.

The community is inviting everyone to share in a fun, safe family Halloween.  Come to the pool parking lot, decorate your car or table, dress up in costumes, and give away candy!

Board Issues Parking Enforcement Update

  The Avocado Estates Board of Directors has issued a very important update on our parking rules and enforcement.

Due to a recent increase in reports of both residents and guests violating the Association’s parking rules, the Board has signed a Towing Authorization Agreement with Western Towing allowing them to remove any vehicle in violation upon board approval.

In addition, “Tow Away” signs will be posted at both entrances to the community which will include Western Towing’s phone number, (619) 297-8697.

Effective immediately the Association will be enforcing the approved parking rules and regulations as listed in our Summary of Rules and Regulations document.

Board Releases Update on Roads Progress

  The Avocado Estates Board of Directors has issued a news bulletin with another update on the progress of our roads.

After meeting with three local engineers, our AD Magellan (ADM) project manager ultimately recommended Engineering Design Group (EDG), the same firm that successfully designed the HOA pond area repairs caused by the Helix Water meter failure.

By scaling down the traffic index used in the original Krazan scope of work to a value more appropriate for a small community of 101 homes, EDG expects to see a much lower project cost on a revised scope of work.

As a result the Board has approved EDG to develop a new scope of work, and for ADM to continue managing the process.

The goal is for EDG to develop a new, thorough scope of work and secure bids by mid-September 2017, after which time a community meeting will be held to discuss all of the funding and construction options, to include a possible phasing option.

Fourth of July Party Only One Week Away

  The Avocado Estates annual Fourth of July Party is now only one week away!  The party will run all day long next Tuesday, July 4th at the pool area, and will feature a Taco Buffet from 11:00 am to 1:00 pm.

Please bring your own drinks and an appetizer or dessert to share.

At 8:30 pm we'll trek up to Avocado Summit to view the fireworks!

Board Releases Bulletin on Roads Progress

  The Avocado Estates Board of Directors has released a news bulletin containing an update on the progress concerning our roads.

Although it's very early in the process, the good news thus far is that when our new AD Magellan (ADM) project manager met with the principal at Burkett and Wong Engineering (BWE), they indicated that the scope of work by Krazan may have been over-designed.  As such, ADM will work with other local engineers to obtain a revised scope/recommendation.

Board Releases New Information on Roads

  The Avocado Estates Board of Directors has released a news bulletin containing new information about our roads.

After the February 25th brainstorming session the roads committee held a follow-on conference call with the engineer from Krazen & Associates.  The results of that call are detailed in this bulletin.

Also detailed are the road committee's next steps, in particular as regards the engagement of AD Magellan to pursue other, less costly scope of work options.

Green Horizons Pond Trimming Completed

  With the changing of the seasons comes the need for spring cleaning.  And as you can see in the pictures below, our pond is no different.

Our lovely pond was recently trimmed by the gardening team from Green Horizons.  Great job gentlemen!

Board Releases Draft Annual Minutes

  The Avocado Estates Board of Directors has released a draft version of the minutes from our November 12th Annual Meeting.

Participation at this year's meeting was high, and in fact quorum was exceeded by 20 ballots.

With the results of the election in, the Board would like to thank Darrell Strom for his service, and to welcome new board members Lindsey Danner and Casey Ryan.  Let's give them our full support!

  The Avocado Estates Board of Directors would like to remind homeowners that our next Board Meeting will be held at the pool area this coming Tuesday, October 11th at 6:00 pm.

The meeting will also include the chance for homeowners to present their comments, suggestions, or questions. During the Homeowners' Forum, each homeowner who wishes to speak will be allocated 3 minutes to do so.

Then get ready for the annual Avocado Estates Neighborhood Garage Sale, which is scheduled for Saturday, October 29th, at 8:00 am!

This event will be advertised in the San Diego UT and on Craigslist, and will include signage at the gates, on Jamacha and at Avocado Summit.

There will even be balloons to tie to your mailbox, as shoppers will be asked to "follow the yellow balloons" to easily find sellers.

Board Releases Pavement Evaluation Investigation Report

  To further inform residents regarding the status of the roads within Avocado Estates, the Board of Directors have released the attached Pavement Evaluation Investigation report from Krazan & Associates.

The investigation was conducted to evaluate the asphaltic concrete pavement, subbase and subgrade conditions of our roads, and to provide a soil profile using exploratory borings.

The report includes a site plan showing the approximate boring locations as well as a description of the field investigation and laboratory testing.

At its end the report contains an overall evaluation plus a recommendations section with two suggested options.

Board Issues Town Hall Meeting Reminder with New Details

  The Board of Directors of Avocado Estates have issued a second news bulletin to remind residents regarding our upcoming Road Renovation Town Hall and to provide them with new information about the meeting.

Set for 10:00 AM on Saturday, August 6th, 2016 at the pool, the Town Hall will be an informational session only - no voting will

occur - and to ensure your questions are answered, attendees will include legal counsel and a banking representative.  Read more in the official bulletin below!

Road Renovation Town Hall Meeting Set for August 6th

  Please be advised that on Saturday, August 6th, 2016 the Board of Directors will be holding a special “Town Hall Meeting” to provide the membership with a status update regarding the road renovation project.  The meeting will begin at 10:00 AM and will be held at the pool.

Board Releases Summer Newsletter on Guest Parking, Pool Rules

  Summer is here and so is the need to remind residents of the various rules that govern guest parking and the use of our pool & spa!

To that end the Board has released a Summer Newsletter highlighting important portions of our Rules & Regulations regarding Common Area use.

Fourth of July Party Coming Soon

  The Avocado Estates annual Fourth of July Party is coming soon!  The party will run all day long Monday, July 4th at the pool area, and will feature a Taco Buffet from 11:00 am to 1:00 pm.

Please bring your own drinks and an appetizer or dessert to share.

At 8:30 pm we'll trek up to Avocado Summit to view the fireworks!

Work Begins on New Website

  As of June 1st work has begun on the new Avocado Estates website.

As an interim measure our current website has been restructured and updated.

Our new website will feature photography of our beautiful flora and fauna.  The new website may also mark the return of the lovely Avocado Estates logo originally commissioned by the developer.  Stay Tuned!

Concerning the Roads of Avocado Estates

  Many in our community realize that a much needed overhaul of the roads is right around the corner.  In fact, the quick fix approach that we have taken needs to be revisited. The following documents will provide an overview of the issue at hand.
