About Keystone Carlsbad
In business for over 30 years, Keystone Carlsbad (formerly Curtis Management) helps build better communities by providing leadership, inspiration, education, and experience to its clients.
Keystone's focus is on nurturing a sense of community and helping Association members understand community living through our excellence in work performance, professionalism, and customer service.
Keystone currently manages 66 Community Associations for a combined total of over 12,300 units and an estimated 7.3 billion dollars in property value. About 90% of these associations are 100 units or more, with 1803 units as the largest and 43 units as the smallest.

Gate Registration Form
Register Today
New to Avocado Estates? For your safety, all of our residents – homeowners and tenants alike – are required to complete the following Gate Registration Form. This form registers your contact information with Avocado Estates and allows our management company, Keystone Carlsbad, to setup the entry gate directory for you and your guests.
Need to update your information? This is also the correct form for residents to use to update their existing contact or gate directory information.

Note that a maximum of 2 names may be listed in the directory per home, and that names will be listed as Last Name plus First Initial.
Note also that the phone number used for the directory doesn't have to be your home phone, it can be your mobile phone or have any area code in the continental U.S.
How The Gate Works
Please do NOT give out the gate code. Instead, have your guests select your name in the gate directory upon arrival, which will call the phone number you provide below. When you receive the call from your guest via the gate, simply press 9 on your phone to grant access to our community to your guest at the gate.
